As for rent-to-buy, many years ago I joined a Meetup group for property investing. The couple hosting it gave a presentation on the delights of such schemes. According to them, the ultimate win for the LL was when the tenant defaulted and the LL got to keep all of the deposit money, on top of not having to pay for maintenance etc. for the duration. Left a nasty taste in my mouth. (I realise not all RTB schemes worked like this, but theirs were structured thus.)
