I have bought a rental which has an old open fire place. Has anyone got any suggestions with open fire places in their rentals? Is it good? or should I cover it up and install some other heating?
Bongi.....when you say "open fire place".....do you mean the grating etc has been removed so that the fireplace isn't functioning?
If so, then this is potentially dangerous......block it off....and put on any tenancy agreement that the fireplace is not servicable and not to be used!
Look into the EECA subsidies. You may be able to get insulation and a nice new logburner very cheap, esp if your tenants (or you) have a community services card.
If the house is an old villa I would pull the whole chimney breast out as that was what finished of our flats in Christchurch in the Feb earthquake. The bricks from 2 storeys and the roof space all ended up in the bottom floor flat in a pile about 1.5m high over much of the floor. That left a gap where the bricks were with no bracing so the whole structure shook apart. Lucky no one was sleeping there at the time and the 1 tenant at home wasn't hurt. Anything with bricks in it from pre 1930s is a disaster waiting to happen.
