If a property has an extension which is classified on the LIM as a 'spa room' and the tenants are using it as a bedroom what are the potential issues? i.e would this have a bearing on insurance? can anyone see an issue here?

Seriously though, write your insurer a letter (or email) and specify all the details. I say this in lieu of making a phone call so that you have their stance in writing to avoid the possibility having a "he said, she said" arguement in the future.
