Gate Pa, Greerton, Otumoetai. The right bits of each naturally. PM me and I'll email a colour coded map.
Of course that's just my opinion, and the closer to town the better, as long as the yield is there.

Depends how much you want to spend. Market starting to tighten here now. Rental vacancies are running low and people hanging onto their tenancies and as per normal people moving here both from CHCH which will accelerate) and Auckland as they sell their houses up there. Some new building going on and a number of commercial underway.
Don't see a lot of signs out at the moment.

Re. which area to buy, Viking hit the nail on the head. Prices vary hugely and depending on property age, size, location, desired level of borrowing etc, there are too many unknowns about your situation to hazard a guess at what you might be after. You may as well ask “which rugby world cup game shall I go watch?”…

Hi All,
If anyone could add to this thread as to what they believe to be good areas (suburbs) to invest in Tauranga? A bit of background - I have long-term rentals in other locations (e.g. AKL, Hamilton etc) however I now live in Papamoa and would like to look at long-term rentals in the Tauranga. I am a member of the TPIA. I have been focused at reducing debt over the last few years and actively watching to see how the current property cycle plays out (last purchase was 06) I reckon the worst of the downturn is behind us now and we're in for a gradual recovery = good time to seek long-term rentals. I would like to become an expert on say 3 suburbs in particular for good opportunities. Ideally areas which are close to the CBD or impacted via Council projects to play out. Key focus is on income, ideally stand alone houses or units (1-4), not interested in - apartments or negative gearing, equity levels are good thus the focus on income.
Any recommendations with reasons would be much appreciated.

Can somebody please tell me what the area of Maungatapu is like. I am looking at a place in the southern end of Maungatapu Road. Good area? What type of person lives there? Is it predominantly a rental area? Good rental area/Good place to live? Any info will be helpful and useful, I don't know Tauranga at all.

Maungatapu- these a huge poly tech out there part of the Waikato uni.
I'm born and raised in Tauranga, i have property there and family in most parts. I view the Mount main strip ocean side as the best area and prime estate, next would be areas of Matua, Pillians point and parts of Bethlehem(Because of the college). I would next go for Otumoetai, The mount back form the sea and Bayfair area(this is the best estate for you $ atm, work is close and Major work is underway with storm water and infrastructure etc) and of course from 1st to 16th Avenue around the CBD, (these alot of cheap flats in the back of the cbd that cream in the rent)
I don't touch any other areas.
