    Wink Is Pukekohe a good area to invest?

    I have been advised Pukekohe has become very popular for investors because of the new development there. I would appreciate anyone who is investing or has invested in the area to share their views about the area.Thank you.

    and what new development?

    Also, consider that if it is already popular, then perhaps you've missed the boat.

    But, on the same hand, if the numbers work then why not, good as place as any and is a short commute away from AKL.
    Now, only if they had a decent rail service to the CBD

    A friend of mine was telling me there are a lot of sales activities there, I am not sure what is the new development there, will try to find out from the council. I think you are right, if everyone is talking about it, then the boat of fortune probably has sailed long time ago, anyway, just curious what is happening there, want to invest in the areas which will have greater capital gain in the next 10 years.

    i found the district plan on the old franklin county council website a while back and it was an interesting read, think the url posted in the thread about development in bombay

    I think yes , defiantly good area if you buy right - it is up and coming with good train station now directly to AKL

    Just make sure you buy well and in the right area, some areas at the north are not so good... etc.

    central areas in the good school zones have reasonable tenant demand and good growth prospect IMHO.

    In 10 years, you'll defo have captial gain.
    Just make sure you can afford it now

    Anyway, buy well now add value and good yield and you will be fine.
    it is possible to get 9-10% gross yields there in the lower areas and around 8% if you negotiate and look hard in central locations.
