I joined this site last week while surfing the net for propertys.I sold my house five years ago and have been waiting to get back into the property market.Now seems the time to take the plunge.I have only $200,000 and with how things are at the moment i dont intend to take a morgage out.So to me it looks like the only answer is buying a Apartment in Auckland City.
I've spent the last four months from time to time looking on trade-me and trying to determine which Apartment Blocks look the best to invest in.
Still a little scared on buying into the wrong complex or a leaker,but as long as i do all my homework and check all the papers and reports i think i should be ok.
This site has helped me on what to look out for.Reading many posts on what investors have bought and what to look out for has help me so much.Although i think getting out there and looking is what its all about and getting the feel on how Apartments differ in who stays there and location.
I have sat down and made a list or about twenty Blocks which all sound good although i think with my money i will maybe need to get a smaller apartment in a nice block where i can either live in myself or rent out.
I did look in Grafton in Burton Street theres a complex or units there with leaking problems which seem to be selling for around $230,000 and getting about $430-$470 a week.Not bad for buying at that price if i was to invest in a long time.I could then get the leaky issues repaired which i worked out would cost about $30,000 But i figure the leaky issue will always hang around this complex and maybe will be hard to sell in the future.
So now here goes.Looking for that Aparment thats in a nice location and quality built.Maybe a carpark ,45m-60m in floor size.Nice and bright with a view.I think i'm ready now, so here goes.
