Houses are selling at record speed, but there are always some that seem to languish.
Spectacular prices being achieved in the property boom are encouraging some vendors to expect unrealistic returns on their property, real estate agents say.
Or else they expect properties to sell themselves without the need to pay for expensive marketing campaigns.
Seatoun real estate agent Ted Jewett put it bluntly. "The only reason they don't sell is price. Either the agent doesn't get the right market segment or the owner's expectations are being fuelled by unrealistic appraisals."
Nationally, the median length of time houses took to sell in September was 24 days – down from 33 days in September last year.
