However, as I said, if you're counting on capital gains then leverage is your friend. But those gains may not eventuate. I would normally refer to 'return' as meaning a tangible cash flow, or profit, from an investment ie. weekly rents, not a pie in the sky hold&pray scenario that relies on capital gains.
But of course it just comes down to which type of investor you are, each to their own.
