Whats the best way to sell a house

Totally dependant on how much involvement you want in the process, your marketing and selling skills, and the property.
IMHO there is no doubt that using an agent is the best way, but you pay for the privalege in terms of their commission and often you will be talked into a lower price in order to get it moved.
If you want to give it a go yourself, $250 on Trademe is a cheap experiment that may or may not save you a load of commision, however often buyers will expect a private sale price to be less than it might be with an agent, due to the saving in fees.
Flat fee places like homesell are generally inbetween, but it appears to me that you still do all the work, they just put it in their paper/ site etc & i would consider that anyone looking at homesell site would also be looking at trademe, so question if they are likely to bring you prospects that would not have found your Trademe ad anyway.
Whatever method you use, the quality/content of the ad will make a big difference. lots of pics and a good description that includes all the selling points and info your prospect is likely to need too know or will be useful to them in making the place attractive and helps their decision making process. A good agent can really bump up the price and as said by Keith a bad one will get you to lower your price. Check out a chosen agent's pictures and text to see if any get you interested. If they do seem almost, may I say, exciting give them a ring. If you are in Christchurch you can look up my listings and compare them to others. If a good agent is any good, ask them if they cannot get the agreed price, will they reduce their commission. We always agree this and we do not have to reduce it very often.

You have a great deal of choice of good agents in Auckland. A lot will only use professional photographers to take the photos. Again look at the web and see which agent's pictures look consistently good and have great descriptions.
Any which way you go, make sure you get on trade me. Ray White do this is part of the package. Trade Me gets more views in a day than all of its rivals put together.

I always use an agent as it is stressful enough without organising the buyer. Well worth the commission.
Get an agent used to selling your type of property, ie investment, expensive, waterfront, apartment. They will be able to price it correctly and the right type of buyer will hopefully come to them.

And get a registered valuation done
The best way to sell whether privately or through an agent is to have a realistic price, so I always think you should get a RV done. (And no, I'm not a valuer!!!)
If you are selling privately this will help you set your price.
If you are selling through an agent this will help you know when they are bulls*****ng you.

If using an agent , take a look around the suburb your property is in. Who is moving properties of your type? Are they selling (ie closing deals) or just advertising? Get agents to tell you which properties they have SOLD in the last 12 months (specifically get them to list the addresses, not just vague war stroies) in the suburb (you can verify these claims with a different agent if they have access to rpdata or terralink).
An agent who has SOLD properties of a similar type to yours may well have a fresh database of dissapointed buyers who missed out. A quick 2-4 week marketing campaign with them could bring a surge of interest much larger than you could generated on Trademe on your own, and some of the potential buyers will have had their price expectations conditioned upwards becuase they have just "lost out".

It does come down to the individual person that is selling, no matter what agency you use.
I tried to sell 2yrs ago through Barfoot and requested their best agent. I had listed with another agency and brought BF in when the market was dropping and I had dropped the price by $20k (in the $400k bracket) The agent overlooked this and listed it for 3wks at the wrong price.
Then forgot to advertise the open home, or advertised one when there wasn't one. Then sent another agent to conduct the open home, without notifying me at all until they turned up at the door.
Then finally tried to get me to drop the price further than the $20 I had already dropped it.

I'm in the process of setting up my home for sell and we are doing it our selves. Have already paid for a reg val (would do this even if listed with an agent cause its a difficult property to price).
My advertising costs are looking like this so far: $160 colour signs (its an cul-de-sac so essential), $332/week local paper, $249 trademe, $10 for the website I set up: http://housesforsalekhandallah.com/ (but I have the skills to do that - yes I know the photos are crap I'm waiting to have the house water blasted before I do good ones ), not sure what the flyers will cost yet - lets say $100 total: so about $1000 worth of advertising and some free walking to leaflet drop the area.
With agent we'd be looking at around $20k worth of fees.

Don't forget the agents do a lot more than just advertise the property. They run around late at night to and fro with a sale and purchase contract long after any normal human being would have given up on a sale. They try and help the buyers with finance (by using people like me), building inspectors, valuers etc.
They negotiate with other agents who may have a buyer ready. A lot of agents will make sure the sale and purchase is signed by a serious buyer and will ensure that they start working on a back up if the deal looks like it will fall over.
Although most people can learn to be good at all these things, who really has the time and the willingness to go through some of the psychological trauma required.Hamish Patel | ph: 09 625 4693 | mob: 021 625 693

I was not going to say much because I was going to see if Lissie was going to end up selling at say 20k less than the valuation after a couple of months to show that she would have an easier time using an agent for the same result.
She is only paying $1,000 + all the lawyers fees every time an offer does not go anywhere.
