Hi guys, how's the long weekend so far?
We got potential trouble for selling our property, we got a 2 bedroom units currently on rent to a Chinese old couple, agreements signed when moved in, 4 weeks bonds collected, $320 as agreed, after one week and half, they changed mind, asked for $300 per week and provide phone line, water etc for free, after a long neg the final deal is $300 per week, we cover $70 on water, that's just a start.
Been a year, rent term up, they initially signed up for 12 months rent term, its exceed the term anyway, we put the property on the market for auction, very shorly, gonna be next week end of Oct, we loosely mention this to the tenant, and told them try our best let the agent sell the property to the investor and keep them there, however we can not control buyers and auction, if sold to the buyer wanna owner occupy we have to ask them to leave but 42 days notices will be given for them to find a new place. they instantly declined, don't wanna move, and threaten us and the agent will not be cooperating for the open homes etc, luckily the last open home before the auction finished today, no more open homes anymore, but we are still very concerning about the next step after the property sold in the auction.
Please please please, give us some advises on this, what's the best way to deal with the tenant, if they just don't move out, the settlement day gonna be the trouble day for us if the buyer wants vacant property...
