    Default Trade Me has 14758 houses in Auckland

    Trade Me has 14.7K houses for sale in Auckland today.
    11.8K houses for rent in the same area.

    Wellington 3K for sale and 1.2K for rent.

    This is a loose indicator of the state of the market.

    It's my general impression that more houses are coming to the market.
    keeping an eye on these numbers should give a general idea.

    Feel free to update these figures yourself at any time.

    I used to keep an eye on these numbers too but after a year it didnít show me any real indicators so I gave up.

    5 June 2007 - Auckland listing was 12256, getting close to the peak of the market and Barfoots weren't on the list then
    7 April 2008 Auckland listing 19136 close to the bottom

    I have been looking for sections around east Auckland and have noticed a lot of listings listed three or four times by different companies.
    I think the high number is due to Trade me being the only site to list on.

    What are you worrying about? Northland has 6500 properties for sale with a population of only 150,000! I think we can claim the highest number of properties for sale per capita in the country.

    These numbers do include sections though and we have glut up them up here.

    Of that 6500, 2950 are sections whereas Auckland has only 3094 sections.

    I feel there is a major boom is coming along for Northland property in 2080 once all these surplus properties are sucked up.

    Today it's 14.9K in Ak.
    I had a feeling that the supply was increasing.
    Will the price drop slightly?...or are other factors in play.
    Will be interesting to see.

    15131 houses no up for sale in Auckland.

    Supply is still increasing, so we would expect to see the price go down, considering the theory of supply and demand. (*All other factors being equal.)

    Looks like people are dusting off those old cold houses and selling them in the hot part of the year.

    15513 houses for sale in Ak this day....and still going up.

    More houses...interst rates also going up.... that's less money chasing more houses....the gods of supply and demand say the prices are to drop slightly.

    What say yee.

    This looks like the usual increase in listings at the Spring time of year.
    Which coincides with the usual spring increase in buyers.

    Prices have been rising quite strongly during this period also.

    So I couldnt agree with your hypothesis.

    Are you saying that seasonal variation (ie the gods of the seasons ) are more powerfull than the invisible hand of economic mantra.
