    How about this deal to get you into this office unit in West Plaza, 1 Albert Street?

    42m2 suite
    Gross Rental Per Annum $11,070.8
    OPEX and Rates $20,640
    Does it mean if I just pay the gross rent, I'll save at least half the outgoings, plus whatever the true net rent is?

    That's very high opex for a little office, it must be for a larger area. Perhaps the share for that office is included in the rent.

    I note that if you have 2 carparks the rent almost doubles!

      Yeah, the agent has just stated this wrong. It must be the $11k plus the $20k plus the car parks. Yes very high Opex, doesn't seem right.

      He's also spelled CBD as CDB. Where is the CDB? Center of Da Building? Central DataBase?

      Small deal for an agent to be involved in too.

        I looked at another unit in this building. Almost certainly the $11K is net rent and $20K is gross rent. Agent indicated that they might throw in a car park for the 20K "for the right tenant", whatever that means.

        Fairly sure that the one I looked at was about 55m^2 and 20K gross rent though.
