It depends .... If it is a hard to let property, it is probably worth using TM. My places are easy to let so I just use the DomPost on the day of the viewing (Saturday). Costs under $20. PS I put the address and viewing time in the ad, but no phone number. Saves a lot of time. But as I say, easy to let.

The local Free Ads paper has the rental
market well covered, in Napier & Hastings.
Seems to be the local default. The fish 'n'
chip wrapper is over-priced, expensive
and ineffective.
TM is exploiting it's market dominance.
It's not a monopoly, like Telecon, right?

We had no luck with homeads either they also constantly call you and send you emails to get you to update your details, took us months to get them to stop contacting us. We gave them 17 properties over summer to list and we only had 2 inquiries we listed them ourselves on trademe and had them all full in two weeks. Trademe is definately the way to go it is a pity about the price but newspaper ads are more expensive.

My house has been rented without trademe.
Instead listed with www.homeads.co.nz, www.nzflatmates.co.nz and some letting agents. One of the letting agents found the new tenants.
So increased the rent. Tenants move out in about 3 weeks. New tenants move in next day. NO TRADE ME.Last edited by brendan; 06-09-2009, 09:20 AM.

Why not use an agent?
I have generally used agents. It used to be free for landlords, then went up to $100, now is 1 weeks rent.
They advertise in the local paper as well as the regional one, and put it on Trade Me as well as their own web site. Since I use 2-3 agents, it gets great coverage & heaps of advertising. They also get 4 weeks bond without feeling stink like I do.
I did try several months ago leasing a place myself, and by the time I put it on trade Me, and advertised in the local & regional papers for about 3-4 weeks it was $900. Won't be doing that again

From the latest one I have had done last week:
Bond $960
First rent payment $240
Letting fee $240
GST $40
Due by tenant on signing $1,470 (actually paid by WINZ)
The letter says 'As agreed the first weeks rent is retained by us as our fee'
So they get $240+$240 (+$40 they have to pay)
It does seem a lot, but in Tauranga they are all doing it now, and it is cheaper for me even at that cost as mentioned in my previous post. And I didn't have to do anything, including waiting around for super-keen people who never turn up.

GST $40? 40=12.5% of what? $320? I think they are ripping you off as well as doing something that sounds highly illegal.
If they are keeping the first rent payment, then that is actually part of the letting fee. so effectively the tenants are paying no rent for the first week. It's dishonest to say otherwise. If they can't run an honest business they should get out. I wouldn't pay on principle.

You are right about the GST - strange amount!
In the past with other agencys, they have got 2 weeks rent in advance, and have paid me out slightly less than 1 weeks rent due to the GST on their 1 weeks rent fee.
Honestly, I am just happy to have a tenant for less than a third of what it has cost me to go alone in the past, and at no effort to myself. That's why I agreed to this in the beginning.
