Then they will always try to get marketing fees, advertising with colour brochures, Photo sign, various glossy magazines
Gosh, Auckland agents are creaming it if they charge as Keith suggests.
The Hamilton standard is: 4%+GST on first $250K, and 2%+GST thereafter. The $400-$500 fee is waived if asked. Non-standard marketting attracts extra costs.
Ha Ha - everyone is different... 4% is the starting figure and it can drop under 3%... just beware that if you pay peanuts you may get monkeys... and yes - marketing on top of that which can be anything from FREE to thousands - get educated on what you think will meet your needs :-)
I'd go for Davo's 10% and then just add it on to the sale price - that way way you'll get the agents full attention to your property.
The agents are having a hard time at the moment so 10% is only fair to put some food on the table and pay the car lease.
Seriously, just ask an agent for a full list of their charges.
Well kiwi_crusader, if your post is anything to go by, for that 1% you sure as hell don't get correct spelling or grammer that makes any sense. No offence, like, but I like my "for sale" advertisements to make sense to the reader.
10 % would be a realistic figure for the work and effort involved in marketing and selling a property for a good price, a good agent will get 10% more for a property than private selling and take away a lot of the stress by doing all the work, so its win-win.
Unfortunatly vendors have unrealistic expectations and are not prepared to pay a agent what they are really worth, sure some are worth 1% if that, but a good agent should be paid what they are worth, and 4% is a pittance for the service they provide.
Bollocks. $40k for 3 weeks part time work (not including advertising contributions) is fairly well paid in my book. Maybe I'm setting my sights too low.
Note to self: Become an agent. Buy white shoes. Practice perma-grin. Get fake tan.
