I have been involved in PI for a few years, but am now looking harder at ways of doing it better (the reason I joined this forum ). I seem to be spending a huge amount of time trying to manage my property managers, as when I don’t they make unauthorised expenditures, let the properties sit empty for months on end, or allow the rent to go unpaid without advising me that it has fallen into arrears.
Does anyone use or know of a computer program, that enables the investor to more easily track property specific things like asset maintenance, maintenance costs, management costs, projected revenue, expense budgets, etc? I guess what I am looking for may be something more than a pure accounting program, or an accounting program that is aimed at property investors, suitable for as few as eight properties. I am particularly interested in anything that allows me to download statements from my agents (which are PDF files) and bank statements, which are have a number of options, and I have been copying a TSV into Excel.
