    Default Commercial/Industrial Inspections. Do You? How Often?

    How often do PI/LLs do commercial/industrial inspections?

    When I went to clean up after a tenancy ended, the shower
    (to me) had never been cleaned for the entire 12 months!
    Blech.

    I got it clean after a several sprays and applying lots of
    elbow grease.

    But that incident just made me wonder . . . .

    I never 'inspect'. Drive past to cleck the outside when I am near. Have a look at the inside when I meet the tenant probably once a year.

    I don't inspect either, just drive past to see if everything looks normal, and make sure they're still in business.

    C&I properties are often a mess and in some ways, inspections will be opening a can of worms.

    So how have you to fared with/in any tenant
    changeovers? Call in the commercial cleaners?

    In industrial you hope that the next tenants business is as messy as the last and they then don't notice:-)

    There are some tenants I wouldn't have now.

    The first group is anything to do with woodworking. The dust gets everywhere, inside and outside.

    Inside it sits on every horizontal surface, and stays there. So all the purlins, braces etc. in the roof get coated, all the horizontal timber or steelwork in the walls etc. too. And it's very very time consuming to clean.

    Outside it gets into the gutters, sticks to nails on the roof, forms mounds by kerbs etc. And in all of these spots, once the dust gets a bit wet, it never shifts, starts turning into soil and weeds start to grow out of it.

    I also wouldn't have a car wrecker/auto dismantler. You can't sell or re let the property when they're there because the place looks so crappy and they always leave a mess when they leave. Oil all over the place, broken glass, the wrecks and parts they don't want...

    There must be others too.
