I have played this game for a couple of years now. It's a good game full of fun and adventure. You know ... Monopoly using real money with real houses and real tenants. Ok not so much fun with the real tenants so I use property Managers.
The PM I use in Wanganui is worth her weight in gold. Free plug for "the rent Centre". Three property's with a total of three days vacancy. Well that helps the cash flow that Orion is always talking about.
But the propertys in Papamoa now that is another matter. Nine weeks vacancy for one and eight weeks in the other. A loss of over $3600 in one year.
Is there something wrong with this picture. Papamoa is supposed to be the eldorado of property investors. Massive amounts of Capital gain. Lots of people want to live there so why don't they want to rent my very nice expensive properties. Nice sea views. Double garage etc etc.
Rents too high? No rents are below the medium for the area.
Properties are slums? No I don't do that. I just wish I lived over there I would rent them myself. To hell with the IRD etc.
Property Manager sucks? I don't know. Maybe.
How does one determine whether the property Manager is worth their pay? What makes a good property Manager? Assuming I have a lemon how do you find a better one? Finally how does one move form one PM to the other without major fuss?
