  • Room X Room Property Managers Auckland ?

    Sue Laurie and Steve Goodie tell of room by room property mangaers in Christchurch and Wellington that just charge the normal 8% fee.

    Do we have such property managers in Auckland that do Mangere / Manukau and Glenfield / Albany ?

    Anybody know ?

    It seems that Room X Room is an easier beast in those 2 cities versus Auckland as they are more centralised than the vast spread out metropolis that is Auckland.

    From what i have heard, room by room in not popular in Auckland. It also works well in Blenheim and Tauranga, Hawkes Bay where there are seasonal workers, even the uni towns of Dunedin, Palmersont North and Hamilton.

      Auckland is full of big company tricks like the apartments Conrad built and sold with the body-corp already set up with Strata Title Administration and this group nominate Impression Real Estate to manage the building. Then many seperate subsidiaries and trusts of Conrad encouraged the new owners sign the property up with them via Impression Real Estate and to buy furniture from their groups (cheap furniture for high price). Impression take 8% of everything that they insist on managing (so it costs even a bigger share of your income) while not giving a preference to the owners that sign up to them as they seem to look after their own units before any others that sign to them. In the end when it is time for a body-corp meeting it is this dominanted by Impression Real Estate and Strata Title Administration to prevent any possible change of bodycorp while this bodycorp adds huge extra percentages to the contractors charges to falsely make heaps more out of owners that mostly passed on their right to know is really happening.
      This is just one major example of what is happening in Auckland as it's probably the same in Blue Chip aswell as the many other Apartment Blocks etc.
      How can you expect a reasonable deal when the majority control the market and most are out of town people from varied lifestyles that don't even know others wanting this fairer deal.

          Blue Kiwi, i went to Sue seminar a couple of months ago, really worth while, leanrt alot of good advice for the room by room strategy. If administered properly works really well.

            I think we talked before you went. I chucked up a post to try and get people who attended to give some insights into Sue's secrets but no one replied.

            I have also listened to Steve Goodie speak at RM and he has some great idea's for which I took notes.

            Your in Christchurch ?

            I just dont know in Auckland how well this can work.
            Unlike WN and CHCH etc you cant get old large many roomed houses in a RBR central position for a "Good" price.

            And no one has come up with Property Managers in Auckland that do it.

              Even if you can get your hands on a four bedroom home close to a uni or the city, hospital (for nurses), etc and rent it out the by the room you will do well.

              You could try running it yourself and give one of the tentants a discount for mowing lawns and keeping place tidy.

                      Bluekiwi, yes I am sure true to let people know todays worry.
                      If Quotable Value were honest & true then the whole country would be as bad a worry about what property is going to drop so far for now.

                      Now consider how in Auckland the university people have to live in apartments mostly. Here in Hamilton, I guess it is like Wellington & Christchurch & Dunedin, where the universities are surrounded by lots of three and four bedroom homes. In Hamilton it is said that the University brings in more than 10% of the total income of the whole city thus you can see how this can affect the way landlords can operate. Thus it is hard to compare the chance to do the same style in Auckland as with the other centres and big business in Auckland like Body-corps and apartment management groups are trying to do all they can to destroy apartment values.
                      I so wish there was some honest people left up there that could inform all the apartment owners in most major groups to change to them in bulk and drop the present useless controllers on their rear end.

                        Out of interest BK, what are you getting qouted to manage RBTR? Above 8% I assume?

                            Sounds like there's a gap in the market that could do with being filled?

                            Why not set up your own company get 10 or so properties under management specialising in Rent by Room then sell the company and portfolio of property's under management to someone you have trained?

                              Your onto it, and great speech at the Auckland RM academy, enjoyed it.

                              I am a bit of a newbie Steve so I need to get started on some basic things first, but nice thinking.

                              Getting RBR to work in Auckland in one house is my first step.
