We have tenants not be able to pay the rent for two weeks now and the next due date is this Thurday which would make them 3 weeks rent behind(the bond is 3wks rent). I have just served them 10 days notice in their letter box. Are there anything else I can do?

The 10 day letter should have been given on the first day they missed there rent , regardless of any sob stories etc. If they are now 21 day in arrears you can file with tenancy services for terrmination of tenancy. Check the dbh website for how to do this. Take action today.

The day the rent isn't in the bank HAND deliver a 10 day notice to them (thats if you don't live too far away) and look like your the one in control when you hand it to them explain what its for and what it means, and in the meantime get your paperwork ready to file with the TS. What made you wait so long to action the 10 day notice.
Just remember their problems are not your problems pay the rent or get out. It's not rocket science.
If you need a flow chart to educate them on whats going to happen next let me know and i'll email one to you. Soon puts a bloody rocket up their arses.

Good advice. You have to act promptly. At present, the debt is small. But as time goes on, the debt gets larger, and the issue moves from being their probelm to your problem (as in the old adage: "If someone owes you a thousand dollars, they have a problem. If someone owes you a million dollars, you have a problem.")

Wait until next Thursday and make an application for termination. You are almost guarenteed eviction then.

Thats right what keys said make sure you issue the right 10 day notice asking for rent in arrears and also the current rent due. I was informed by the TS i was issuing the 10 day notices for just rent in arrears, at least the 10 day notice covers you for rent going forward if they don't pay it.
