Hi this isn't an answer but a question really. when you say 'lodge the debt with TT', do you mean the initial hearing? eg, i went to TT to claim money off someone, they found in my favour. does that mean his debt is now registered for you guys to see on the TT website? also, i am waiting to see if the authorities have a recent address, or if he is on the Dole, so i might be able to follow the order up then. But someone has mentioned lodging the claim with VEDA. What do u mean exactly? is that like baycorp?

The term "lodge" is perhaps not well understood.
Once the case has been through the tribunal there are two outcomes re it being in the public areana and available for all other landlords to view.
If the tribunal deal is done in mediation then it does not get published on the net. However the mediated order still gets sealed in the tribunal so it is still a court awarded debt. At this stage you are permitted to have that debt recorded on Veda data base. (more about that later)
If the case gets heard in the full tribunal then because the court is a public court the records are available for anyone to look at those records after payment of the prescribed fee. However to look at these records some courts (but not all) require you to supply the case number before they will show you the judgement.
However due to the NZ Property Investors lobbying re the bad tenants repeat offending (my word not the courts) we have convinced the Govt to put the tribunal records on line. So all tribunal cases appear for public viewing about 3 weeks after the case.
Now to Veda. Veda purchased the on line data base off Baycorp Advantage. Nothing has changed. Anyone who is a customer of Veda can look at anyones credit report providing that person has given permission for you to look. Obviously this normally should occur at the application time. So if what started out as a wonderful relationship turns to custard.
Once you get your jugement from the tribunal be it via mediation or at the actual court you are permitted to record that debt against the saved credit report you created at the time of doing the credit check before the tenancy started. Also you are pemitted to send off your tribunal order to MG marketing and they will load up the judgement against the rotten debtor also.
At the time of entering the debt against your ex tenant you set up a monitor. So next time the debtor tries to rent a house off a competant landlord who does credit checks (or get consumer finance) (or does not pay their Road transport fines) the Veda data base will email you the new address.
You of course can try and do the data matching thing (release of address) from WINZ. Often this works but more requently it does not.
So Veda and so on. How do new landlords get onto this.
You can do that by joining your local Property Investors Association.
Alternatively you could pay double the PIA annual fee and pay Veda dirrectly. Amazingly many of Veda's customers prefer to pay this way. It does not say much for the business wisdom of some property management firms.

thanks for that. i did look up the veda website and like all websites there is a complicated interface that gets u clicking everywhere and finding out nothing.
a tenant i inherited owes about $600. if i join veda, (via pia of course), does that mean i can lodge my debt with veda so:
1: other landlords or vendors or whatever can see he has a debt, and
2: veda will automatically contact me when he applies for finance or a tenancy somewhere?

Re checking and loading debts on existing tenants, according to the privacy code that you have access to Veda on you are officially not permitted to do a credit check. The way the system works you need to have done a credit check before you can load debts.
I would not worry. Just terminate and get on with life.

As we know, many LL's (read professional PM's) don't do them.
I'm sure that they charge the owner for them though.
