Two industrial complexes, one in Waiuku south of Auckland and the other in Henderson, are for sale, offering prospective purchasers significant development opportunities.
Nestle New Zealand has put its manufacturing and processing facility in Waiuku, which it vacated last year, up for tender through Dave Stanley, of Bayleys Counties. The tender closes on September 10.
Also for sale is an unrelated industrial complex in Keeling Rd, Henderson, with three well-established tenants and plenty of spare land for development or subdivision.
The Nestle property comprises 4.5ha of business-zoned land in Kitchener Rd and more than 6700sq m of manufacturing, warehouse and administration buildings.
It is about five minutes walk from Waiuku township and 20 minutes drive from the Drury southern motorway interchange.
The Heard family originally built a 2000sq m building on the site in the mid-1970s to manufacture confectionary after relocating from Parnell. In the early 1980s, during the Kiwifruit boom, a coolstore and packhouse was also built on the site.
Nestle bought the property in the mid-1980s and the factory was expanded and used for manufacturing until last year when the company consolidated its operations in Wiri.
Stanley says the property has been well maintained. It has several buildings of food grade standard and is in an immaculate condition.
"The decommissioning has been done to a very high standard. A buyer could walk in today and start a variety of different enterprises."
Stanley says there has been good interest in the site both from a purchasing and leasing perspective.
There is a well-established on-site infrastructure, it is handy to a good labour force in the area and there is plenty of land for expansion and development.
It would suit a variety of uses from a manufacturing or processing facility for a substantial company to a business park which could cater for the needs of a number of businesses.
The Henderson property, being sold through Bayleys agents Chris Upright and Alan Hargreaves, has 2.84ha of land and three warehouse buildings totalling 6650sq m.
It is in an established industrial area with a mix of warehousing and manufacturing businesses.
The current tenants are Salthouse Marine Group, which occupies the main building on lease running until 2009. Other tenants are United Networks and Techscape, a parks maintenance company owned by North Shore and Waitakere City Councils. The total net rental income is $390,000 a year.
"What makes it special is that up to one hectare of the land can potentially be redeveloped and the property only has 23 per cent site coverage so there is plenty of room for development," says Upright.
"There is a large area of green open space fronting the road and further land at the rear of the property which could be developed or subdivided. It is one of the few large land holdings available with a cash flow and room for further development.
"For someone with an interest in land banking, this property will provide a decent return - or if they wanted they could build on it."
