I have been researching the US Market for a while now and put together a useful tool kit and links that I find very usefully.
Researching for: Listing, Comparable Sales, Stats, Glossary, Getting On Line Mortgage offers, Question&Answer Forums and more.
Information on most city's and neighborhoods.
Go to: http://www.zillow.com/ and http://www.trulia.com/ those two are really one stop stations for Information.
Also: http://www.realtor.com/ Research: www.realtor.org/research/index
USA- Real Estate Calculators: http://www.mortgageinvestment.com/Re.../downloads.htm
On line Valuations: http://www.electronicappraiser.com/
More Info-- Census: http://www.censusscope.org/index.html , www.dataquick.com/propfinder.asp
Magazine: www.personalrealestateinvestormag.com/index.php/home
Updates News and Daily Video Information reports: http://realtytimes.com/rtmcrtop/home.htm
Foreclosures: http://www.realtytrac.com/
Finance: http://www.hsh.com/hshhome.html
Insurance: Info http://www.rentlaw.com/landlordinsurance.htm
I would recommend anyone how conceder buying in the States to learn the lingo and cost involve with Buying and selling a property.
In some states a buyer need to pay Transfer Tax that can add up to thousands of $$ on top of the Purchase price.
One more thing to consider is closing cost 1%-3% of P.P.
And one more thing learn the ZIP cods of the area you wont to invest in as most Real Estate agents and research tools use them, they don't use neighborhoods names as much.
It looks like some areas in the US are starting to recover and there are still Cash flow positive properties out there, they are called Income Properties.
I hope you find this info usefully.
