Remember if you own a property for longer than 12 months you only pay CGT on 50%. That is only one of the ways to lower the CGT, I think put together with other tax advantages you can lower this even more.

As your own city is one of the many areas experiencing this growth can I suggest you get better informed about your own market Nigel.

City ~~~~Median Value ~~Growth PA 1997-2007 Last year Sept 2007 qtr
    Melbourne $453,500 ~~~~~10.65% ~~~~~~~~~17.87% ~~10.17%

Why bag your own country by denying public record facts?? You should be encouraging people to take advantage of the huge opportunities over there.

CGT is "optional" if you are structured correctly. Have to get it right before you start. PM me if you want more info.

There is a huge difference between 10% mediun growth on paper and telling people at a seminar that they will make 10% capital growth in 3 months. I advise people to look at long term investing. What you do is encourage people to buy for short term gains that may not be there. The market has infact slowed down. But I suppose it helps sell tickets.

    Hot Tip!!

Its often a wise course of action not to take advice on evading tax from a convicted fraudster
