I have a tenant that has recently started a game of being late with rent but then pays up within 5 days after being issued the 10 day letter.
They then miss the next due rent date and we keep going round in this constant circle of late rent followed by me knocking on their door at 6am with another 10 day letter.
Do I need to continue issuing a 10 day letter for each missed rent payment or is this game in itself enough to warrant a mediation session.
