Converting double garage to 2 beroom flat

Has anyone done this? I have an investment property I am thinking of doing this at, to then rent that out too, anyone have an idea of cost to do this? I am hoping it is possible for around $50 to $60k Interested to hear from anyone who has done this.

Hi there,

a client of ours has recently looked at this. There are a few issues that can popup here.

Garages are usually built of lower grade materials and can be built in higher hazard risk areas.

To comply with current building code requirements you need alot of work to bring it up to standard and will probably end up with similar costs as a new minor unit.

ballpark prices would be:
6k kitchen
8k bathroom
5k consents
12k contributions (depending on where you are)
5-10k drainage (depending on issues there)
60k structure, walls, electrics, gib, insulation, etc, etc
10k demolition time and cost
5k decking,paving etc


Just roughly though.
