Hi all, long time reader, first time poster.
After buying our own property last year, My wife and I are intending to purchase our first investment property soon.
As we are new to the game and don't yet have an abundance of equity, we are looking at buying into the cheaper end of the market (under 150k).
In this price range we figure we have two options, either purchase in a rural or small town location, or purchase an apartment like investment that is leased back to a university or hotel chain.
My query is: Why is there little discussion about student accommodation or Hotel leased properties on this forum? Is it high fees or some GST issue I am missing? Or do they simply offer historically low returns compared to regular property?
Would be great to hear some feedback.
