Abestos roofing is ok as long as you are not cutting it and creating dust which can be become airborne. The type of asbestos used for roofing/fibrolite cladding etc. is more stable the the type used for insulation, spray tex ceilings etc. which need to be removed by professionals.
provided you are not cutting or sanding to roof sheets, painting should be ok.
As far as adding value, there will always be the perception that it is dangerous and this will affect any potential sale price, so if it is critical it may be best to replace it
(very carefully using breathing appartus & gloves etc.)
or get a professional to give more advice
Be careful of preperation with an asbestos roof. Waterblasting or similar rough treatment will contaminate the property and can result in thousands of dollars in fines.
Chemical wash to clean, hose down then multiple coats of paint to seal the surface.
If you chose to remove and replace you MUST use a contractor qualified for asbestos. $$$

This topic was well discussed a while ago. Sorry, can't find the thread.
I am certain that in some areas, if not nationally, it is illegal to tamper with an asbestos roof.
Even if it isn't, as has been pointed out, it would be foolish to do so anyway.
My opinion is that at some point you should bite the bullet and get the roof replaced. It won't be cheap but once it's done it's done.
hey orkibi, asbestos is no risk if you don't play with it (and some people say minimal risk altogether), but like the others i'd suggest you replace it. i've had a bit of non-PI experience with it and it's not the ogre it's made out to be.
i am sure that it's not nationally illegal to remove asbestos containing materials but as xris says there may be local requirements, so check with your city/district council building/environmental people.

you might also want to check with your insurer about whether they have a standard exclusion of liability for asbestos, an issue if you have it as a renter and the renter comes back 20 years later and says he inhaled your roof!

Im looking in trading this property ,I didnt purchase it yet.
It looks like it will be around $4000 to replace the roof for that cottage.
The roofer say that recoating is not possible in winter ,to do with low temperature.
So will have to see what optional in the right cost.
I will speak with the RE agent to hear what buyers think on asbestos roof.
I would like to on sale it in 4 month max

They reccommend Sureseal for the first coat, which is simply pigmented sealer. When I worked for them a few mths back Resene didn't sell pig sealer in 10ltr tins, just 4ltr so it's expensive! Best to get it off Wattyl or some other place.
Also They have winter grade exterior paints that cure in temps as low as 2 deg C

I'm looking to clean and paint a 1960's fibrolite (asbestos) tile roof just to bring it back to life and get a few more years out of it before I can decide whether to replace it or not. Anybody had an experiences painting this? Any disasters? How was it cleaned? What paints used? I'm thinking of cleaning with a wet and forget type thing so don't need to scrub. I hear it can be hard to the paint to grip on the fibrolite roof's as it is too powdery. Any other thoughts appreciated. I have read the Resene info.
