  • What do Baycorp checks cost?

Hi, can you tell me how Baycorp credit checks are charged. I'm a member of the Auckland Property Investors and believe that I get free membership to Baycorp Advantage. I set up an account with Baycorp 2 years ago (before I joined APIA) and have a client number but I've only got an 0900 number to call for checks @ $21+gst a shot. I want to check out some new tenants and was just wondering what they will cost. I've left a message for Baycorp to call and have emailed them but haven't heard back. Cheers Louise

You should be doing your checks online. Apart from cost another advantage is that you can print off the report for your records. Although due to privacy laws you must hold onto any consent forms and printed reports for seven years.
From my latest statement (March). A basic credit report is $5.40. The drivers license cross check to LTNZ $1.20. These prices are exclusive of GST.
Don't forget to collect the 3 digit version number off the license. It is item 5b on the license. The version number is required for doing a match.

Take a photo of the prospective tenant and the licence.

          Keys,

Have you had any problem asking for a photo of a tenant and what is your reasons to them for this. Do you stand them up holding a number ??

          Thanks

I got my access re-confirmed over a year ago when there was a change the the privacy rules. From memory I had to fax a signed form stating that I was using Baycorp (now Veda Advantage) for doing landlord checks. The approval took less than a week.

Why not use TINZ - www.tinz.net.nz (Tenancy Information New Zealand) - NZ's largest and oldest online tenancy database/tenant checking system, which specialises in tenancy...unlike Baycorp which shows very little about tenancy.

You can also lodge your own Tenancy Tribunal Orders, 10 Day Notices, good and bad Tenant Ratings and tenants who have been declined a tenancy online.

As a NZPIF or REINZ member you will receive a 20% discount off your TINZ membership fee.

TINZ was setup for landlords and property managers like yourself to use after all the moans and groans about not having a bad tenant register - its available and has been since 1998 so why not use it? All the big real estate agencies are currently using TINZ on a daily basis along with hundreds of private landlords.

You also get access to do Baycorp (now Veda) credit checks at the same price per check as going straight to Veda while on the TINZ 'High Volume' membership option...only you don't have to pay Veda's large $200 odd + GST yearly membership fee. Can also do drivers licence verification checks.

All checking facilities on the TINZ and Veda databases through TINZ are available online and 24/7 - results are immediate and show up on-screen.

              .

No problems, my reasons are that I need to positively establish their identity.

I believe that was an unnecessary question.

                  Veda Membership Fee

Please note that the above information is misleading for NZPIF Members. The membership fee for Veda is $0.00 pa for members of the NZPIF. To become a member of NZPIF join a local Property Investors Acciociation.
Many of the acciocations have an annual membership fee less than $200. There are a number of other benifits. The most visible is a magizine subscription.

TINZ has offered the same $0.00 membership fee for NZPIF members in the past however it would appear they prefer to back Veda and the govt. who are not specialists in this industry, over the largest online tenancy system in NZ (TINZ) even when TINZ sponsors the NZPIF website...go figure

Now TINZ offers a 20% discount off their membership fee for both N.Z.P.I.F. members and R.E.I.N.Z. members. If you choose our cheapest yearly members option it's $45.00 + 20% = $36.00 incl. GST.

As a TINZ member, their are many benefits also, not just that of tenant checking, they can lodge tenancy specific forms online like their Tenancy Tribunal orders, 10 Day Notices and Tenant ratings plus being able to lodge a tenant who they have declined a tenancy for. You may also receive a free monthly newsletter filled with hints and tips about being a better landlord/PM.

This service was setup for landlords/PM's to help other landlords/PM's.

It's the NZPIF that has lobbied for govt. support since 2004, asking for a govt. run database and it has still not been released. Again...they have done all this while TINZ has been sponsoring the NZPIF website...great support isn't it!

While this industry needs as much backup as possible, this is not something the govt. should get involved in when the private sector who specialise in tenancy has it covered already. Waste of tax payers money...mainly those who are NOT property investors!

It is also with some concern that a certain percentage of landlords and their lobby groups are only concerned with their own personal interests and this can easily be seen on many tenancy related forums, in that they are only interested in what affects their own pockets.

Every time you mention there is a way to check tenant's history such as via www.tinz.net.nz you always get a number of some short term thinking landlords shoot down the thread that has been posted as something like "we are only out to line our pockets" etc because it wasn't free. As if they have the right to have access to a tenancy database for free. Do you offer your services entirely free?

There are always costs involved in setting up and running/maintaing/upgrading an online system such as TINZ. Costs which the directors or TINZ have worn themselves just to get it setup for your benefit.

Yet we continueously hear calls to the media about needing a way to check the history of their prospective tenants

                      Hello again tallica1,

This is your old friend xris here, wishing you a good afternoon.

Well, what do you want me to do?

Give my opinion on the below quotation, or just bite my lip?

If the latter then I hope you realise my teeth are likely to draw blood.

                      With my very best wishes,

                      xris
