$200m spend on "homelessness" no solution to rental shortage

The $200 million allocated to Housing First today has no plan for extra housing and is welfare dressed up as solving the housing crisis, Tenancies War spokesman Mike Butler said today.

The $200-million is for 1000 people over four years, or $961 per person per week. It is unclear whether this is on top of - or includes - any payments from Work and Income that recipients may receive.

We have a housing shortage. A check on the Housing First website reveals that all they do is place their clients in dwellings leased from private residential rental property owners, Mr Butler said.

Housing homeless without building more housing means that current renters would be displaced and this is no solution to a housing crisis, he said.

We are still waiting for a meaningful response from this government to the housing crisis, Mr Butler said.

Housing First includes the Auckland City Mission, Link People, Comcare Trust, Te Taumata O Ngati Whakaue Iho Ake Trust, and Lifewise.

Since it was formed in March 2017, Housing First says it has housed 922 people, including 436 children.

During that time, I've housed more than 100 people without a government grant of $961 per person per week, Mr Butler said. So have hundreds of other private residential rental property owners.

Housing Minister Phil Twyford founded the New Zealand branch of Oxfam, Mr Butler said. Depending on how much of the $961 per person per week disappears in 'administration, salaries and other expenses,' this funding looks like money for Dhil's mates in the charity sector.

Stop the War on Tenancies is a group that - since October 2018 - has been highlighting the evidence that successive governments have ignored. All the while, those same governments have been creating problematic rental property policy for residential property investors.

People who lost money on properties had held them for a median 2.9 years.

In the quarter, 3.4 per cent of houses sold at a loss, and 9 per cent of apartments.

The west coast of the South Island had the highest proportion of loss-making deals. There, 34.6 per cent of the Grey District's transactions and 27.9 of Buller's were for a loss.

Kaikoura was in third place at 18.2 per cent.

He said the trend was likely to continue. "I don't think Auckland house prices are going to go anywhere - certainly not up - in the next year or two."

So, because we are so frequently told that rents should be lower that the cost of owning the property because of the capital gain, now that there is no capital gain (or even a capital loss) rents should rise to be greater than the costs of holding the property. Right?

    i imagine many new investors

who bought old, cold, rotting weatherboard bungalows on the west coast

    because they were cheap/affordable

are now selling up as the costs to bring them up to the new rental standards

is greater than the minimal rent they produce

Would be interesting to see if there is any comparison between wage growth since 2007 and house prices.
