Relying on Capital Gains

I've noticed a few comments about negative-geared properties along the lines of 'you're relying on capital gains' as if that's a bad thing.
I'm happy to rely on capital gains as it's better than relying on the good nature of tenants.

Now that I have your attention, Muriel Newman, Act MP has started a column in the NZ Property Mag.

In the Feb issue she suggests that teh United Future Party MP Gordon Copeland is in favour of taxing capital gains on residential rental properties.
