How does a bank treat pre-sales
I am wondering how a bank treats pre-sales. If you were to do a property development and pre-sell all of the builds, will the bank let you treat these as equity so you could purchase a ‘next’ project (assuming income is no obstacle).
Thanks, Minz

Hi,
I'm a noob still and has a lot to learn with investing. I have 3 properties (2 IP and 1 PPOR).

If you rent out your PPOR will the bank require you to increase your deposit?
If I were to rent out my house and move into a rental myself, would the bank require me to increase my deposit from 20% to 35%?
Thanks

How do Mortgage Brokers interface with Banks?
Hello
I will be doing a few restructuring shortly, and for the first time, I decided things are too hard to handle on my own (especially as many front line personal bankers appear quite inexperienced and seem to always give incorrect initial advice), so decided to go for a Broker this time....

Relationship property settlements - how do you know if banks will be happy to lend?
Hi,
I am going through a separation of a relationship of short duration. Due to some rather poor planning in the 1st instance and thinking that the relationship will last forever, I have not done much personal protection, which I regret.
However, the likely outcome from our...

Do you stick with one bank or get another one?
Hi all,
We are thinking of getting a mortgagee from another bank for our next purchase in case we want to use the money instead of re-investing it. Would it help getting a mortgagee from another bank? If we do not need the cash, would it be wise to stay with one bank?
What is the...Last edited by nano; 05-07-2017, 03:52 PM.

How should I structure finance for bare residential land with new building to follow?
I will be grateful for views on how to structure payment of my first property purchase, bare land in a residential subdivision.

Structuring finance for discounted purchase
I am interested if anyone knows how I could make the banks happy buying a property below market value.
Most banks will only lend 20% of purchase price or market value without a low equity margin.
If I found a property that was selling say 20% below a registered valuation...
