On the home page, select "Forum" in the blue headings along the top.
From there select the appropriate sub-forum....say "New Zealand" then "Property Investment"
Click on the green...

Keys is correct.
Naming and shaming or firing from the hip won't be tolerated on the forum, unless you have evidence or are willing to put your real name where your mouth is.

What you are doing now is laying down the necessary paper trail, should you (and you should) pursue the missed rent via the tenancy tribunal.
As Cube suggested, get on the front foot and arrange an...

Maybe you need the ghostbusters and not the Tenancy Tribunal? :)

I think only if you were able to put them on P & I and have the tenants pay the mortgage off over time. Not exactly the Hollywood approach, but you will eventually end up with properties owned by...

Not strictly what you are after Nick, but friends of ours had a house lifted in Taupo years ago.
They put in a whole new ground floor and the original (now raised) floor then had fantastic views of...

This is why many PI's choose to use PM's as the human contact...

Obviously you must have talked with them about this issue - what was their response?
Small correction; it's Tenancy Services you have been talking with, not the Tenancy Tribunal - that bit comes...

90 days is your line in the sand. Set this in motion and while you are pursuing other options, it ticks away in the background. Whatever you do, don't give a reason for 90 day notice, as none are...

I second what Anthonyacat said above. If you are going to be an absentee LL, then its a no-brainer. Also, by using a PM (even if just initially) you can keep your neighbours at arms length.

"I'll just get up there and clean those gutters"...said no tenant ever (well, none of mine anyway!)
You are onto a winner if they take out the rubbish and mow the lawns.

Now, you are on the right track.

It was an observation on the workings of the TT system/thought process. IF the tenant changed their mind and it ended up in the TT, then their previous "written agreement" would count for nowt, i.e....

...and that the tenant was/isn't capable of entering into an adult decision giving their written permission :sealed:

3 months is very generous on your part.

Sounds an expense all day long to me, especially so if the roof already has paint (i.e. you are going to re-paint).
Maybe if the house was a very recent purchase, they could argue it's an...

There is the benefit of getting a Property Manager. You'll rid yourself of the stress and therefore hang-in there for the potential capital gains.
