Any suggestions on a good property manager for central Auckland? Using Crockers at the moment, but too many problems. Water charges not being collected, etc. Looking to change. Please don't suggest Quinovich, as the don't seem that much better (from experience). Not sure if it's just that they've gotten too big to sort out issues, even though I have multiple properties with them.

Can't recommend anyone, but avoid Property Star at all costs. Hopeless service. One of my tenants was paying rent and they weren't crediting it to the account. They then sent out 10 day letters for rent arrearsJo Birch

I have started a service matching appropriate property managers with rental property owners specific requirements.
While a specific Property Manager may be good for one owner, it doesn't necessarily mean they are the best for another owner.
It is a free service for owners and has the added long term advantage of having a third party to help sort out any problems should they occur in the future.

I have two agents that have just started. They have no property management experience. I hired them for their attitude and commitment and they have so far done a great job.
I recently fired a property manager who had 8 ½ years experience with one of the so-called big names in the industry. She only lasted with me for two weeks! She was doing everything wrong, looking for shortcuts.
I have pages and pages of procedures for my property managers to follow. All my property managers and letting agents are licensed real estate agents.
What I can promise my clients is that our price and service can’t be beaten. I give multiple property owners a fantastic package and assign them my most reliable property managers.

As far as I am concerned, for someone to be a property manager within my organisation, they need to be committed to the field and having to go through the real estate course shows commitment on their part.
The need for some sort of certification has been increasingly recognized, serving as the basis for the soon-to-be-enacted new property management regulations.

I am currently working with two owners that have more than 250 properties between them. Both have had very negative experiences with property managers and were thinking of setting up their own private property management business (very reluctantly as they saw no other option). I assigned them my best and most experienced staff because those guys expected very high standards.
What I am saying is that there are a lot of frustrated owners out there. I want to assign them staff that can restore their confidence in our industry.

There is little information available on what is happening, but as you may know, the new real estate legislation does not cover property management and the Government seems to be formulating new property management regulations which I believe will require property managers to be certified.
According to a paper that I recently read, the Government estimates the number of property managers in the country to be somewhere between 2500-4500, if I remember correctly. Since not covered by the new real estate agents act, property managers will be covered under a new act/regulation expected to come into force by mid-November, around the same time as the new real estate legislation comes into effect.
Some say it will take longer for the new regulations to take shape.
However, there is very little news available on this and not many seem to know what is going on.
