    90days notice may be fine but she might not even pay the rent/s for the period, and knowing she is going to leave soon, isn't there a way that I could get the house rented early and get her vacated..42 day notice to make over and sell the house and see how's marketing going and if no much luck with the sale I can re let the house can't I?

    Hope you could assist with our query.

    This tenant has been at one of our properties for over 8yrs, at very low rent. True, it's our fault too , didn't increase rent at all for the period . Her winz payments have been regular consistent, however, she didn't pay the waters - agreed on a payment plan for waters however she doesn't keep to her promise.14 day letters been sent however, I couldn't get to Tribunal filing instead continued soft touch. She hasn't kept to her promise to pay Waters despite many emails /texts and meetings .

    Don't have much trust on Mediation/ Tribunal processingts etc plus no time to bother and need this tenant out and start fresh as house now can be rented well above what she pays at least over $150pw to what she is paying. Hence , rather chasing her water payments, I am better off renting the house to someone else as market rent has increased heaps.

    What would you suggest me to get a tenant soon and end this Tenancy formally?

    sorry to bother you but as you are a very experienced landlord, I thought I would ask you. I have a clause in my departure notes specifying that tenant should leave by 5pm on the date they wish to vacate - it is always signed when we accept the 21 days notice. Well today at 15.30 the tenant rings me (she was due to leave her keys in the property as she didn't want to hand them over to us) and tells me that she will keep the keys until midnight as the tenancy advise line advised her to do so.....i reminded her she agreed and signed the form, she said she was told this is not valid as RTA gives her the right to remain in the property. Obviously she is just being a pain as she moved last week, the property has been cleaned (including the carpets).... I was called as a witness to a TT with her ex-landlord last friday

    I was told that Tenancy Tribunal hearing could cost a fortune. Is it really true? My tenants damaged my rental property due to their carelessness (smoke damage) and I have to pay more that $4000 to re-paint this 3-bdr house. Is it worth to apply for Tenancy Tribunal in this case or there are some hidden costs for hearing I don't know about?

    I've justed joined this group after having a problem with my rental property. I've just read a few of threads you had posted on and was most impressed. You seem to be quite the fountain of knowledge and I'd be most grateful for any advice.

    I own a rental in Nelson and have a property manager from a well known company looking after the place. Due to work reasons I can't, and these people have looked after the place 9 years. The tennant had complained about the garden steps to PM who failed to get seen to. It later resulted in the tennant falling down the steps because they weren't repaired and this was taken to the tribunal last week. This had been building for 6 months, between the tennants, PM and the tribunal. My PM only let me know about this whole fiasco on the Wednesday of last week and it went to the tribunal on Friday. The tennants are to be awarded $500 compensation. However I'm a bit confused as to who exactly is liable to pay this as the PM's company is pushing towards my paying of this. I feel a tad beligerent about the prospect of paying a fine as the landlord when I had arranged a PM to cover potiential problems.

    I'm curious as to whether you had heard of anything similair to this, or had any advice?
