Hot tip from Essence re 14 Day Notices
1 Use "Rent is to be paid IN FULL AND ON TIME" somewhere in your 14 day Notice. Also "Rents due on xxxxx and xxxxx must also be paid IN FULL AND ON TIME".
2 When interviewing tenants ALWAYS take photos of the following - ALL potential tenants, birth certificate or passport or drivers licence(s), photo of car(s) and rego(s). Make it obvious you are doing this. If they're not happy to do so, you don't want them as tenants.
3 At Tribunal (and if tenant turns up) ask Adjudicator to get the soon-to-be ex-tenants new address. They're in a Court of law, they must answer this. Ex-tenant will lie and say privacy issues. At least you tried.
4 Do NOT open any mail that arrives for ex-tenant. Just return to sender.
