  • Tile or no tile?

    Would you recommend putting tile in an investment property?

    Just wondering if I should put tile in a house I just purchased (investment). It has new vinyl in it already, but Im wondering if I could get more money back by adding in tile (in the kitchen/bathrooms)? I looked at the comps and some of them do have tile already. Is the return on it worth it? Any replies are appreciated.

    In my opinion, if the existing vinyl is clean and tidy, I would not bother with tiles. Maybe when the vinyl needs replacing it would be worth considering. The exception might be if it is an up market house, where the occupants might be a bit more fussy. But for an average house, it probably would not make a lot of difference to the rent value.

    I assume you are intending to rent it, and not re-sell it.
