    Tenant signs 12 month lease September 2020 $330
    After 5 months, tenant leaves.
    Property relisted at $330 because it is assumed rent cannot be raised for the remainder of the original 12 months?
    New tenant can be offered $330 until September 2021 and then increase to $350? Or is this forbidden?

    Rent increases relate to the tenancy not the property. There has been talk of tying them to the property but hasn't happened (yet). If a new tenant has been signed up at the old rate then the next increase is 12 months away.

      ^^ What may have been worse is the leaving tenant chooses replacement tenant and law says you have to accept them unless you can prove they’re dodgy.

      Maybe the comeback from the LL could be they want to renovate while it’s vacant so that’s a valid reason why another tenant can not be selected for them this time around.
