Hey guys, I'd appreciate some advice.
I'm not an experienced residential landlord (and to be perfectly honest, I hate owning apartments, but there you go) and so not sure what to do about a property next door.
Here's the back of my property, also showing the property next door:
They are both commercial properties with residential upstairs. My place has the stairwell, and the 'offending' place is on the right. You can just see the beige metal entry door above the silver Nissan Maxima, to the left of the window.
I have an apartment right at the back there on the first floor.
There is a family living in the property next door who:
So basically my decent tenants are being harrassed by these crap tenants next door. So I find out who the owner is and it turns out he lives in Hong Kong. And his elderly relative looking after the place. So I ring him (I've met him before, he is very very frail, has Parkinsons or similar) and he sounds like he won't be able to do anything. I'd be reluctant to confront these people, so I understand him being reticent about going over there and doing anything.
So what can I do guys? I'd basically like to have this family 'moved on'. They're not really the types to reform and suddenly turn into model tenants.
The thing is these flats next door are unbelievable crappy. Just the whole setup is crap. Paint peeling, horrible rear concrete steps going up a pitch black set of stairs, no parking (apart from in free council carpark), just really really run down. They look like they were built in the 50s and haven't had one dollar spent on them since. So the next set of tenants is likely to be no better.

- Are turning their stereo on really loudly at all hours of the night, weekdays and weekends. Noise control have been called several times but because they just lock off the door downstairs, noise control come, then go away saying they can't serve a notice on anyone. Unbelievable.
- My female tenant in the apartment says the 'son' of the family (big fat dude around 18-20 years old) is shining a torch into the sunroom area (windows on the right which don't have blinds) and that he may be a bit mentally challenged. He's also trying to follow her around the place. She feels quite intimidated by them all. So she's thinking of leaving and this would be a shame since she's a nice tenant and I'd also have the same problems with anyone else looking to move in.
- They leave piles of rubbish behind my property. And not just easy stuff to get rid of either. Stuff like motor oil containers full of old oil, cleaning solvents and stuff I can't just put in a bin. They say it's not theirs and get really defensive really quickly.
- They've started putting their recyling bins (2 big wheelie bins) at the back of my property too. They are constantly full to overflowing (they never put them out on the street to be collected) with alcohol cans/bottles/cartons. I spoke to the 'lovely' lady next door about this and she initially removed them but then put them back saying the council said she could. Which is BS.
