    when i was a tenant we had a couple of houses where the deal was this:
    1. we pay to put cat flap into a door approved by landlord (ie away from weather etc)
    2.we were to replace panel of door to bring property up to standard as it was leased to us - as per most tenancy agreements
    3. Bond only returned once this was done.
    PS one landlord did not insist on this as he was moving back into the house and at that stage had his own house.
    This plan worked for everyone concerned... cost less than $100 to replace the pane, cheaper than losing the bond!

    Hi, I replaced glass bottom pane with flat hardie sheet and fitted dog door for a staffy dog who runs thru the bloody thing at high speed (so far it is working a treat for 6 mths so far). This is the son's dog at own home.

    I assumed that a new pane would be put in at the end whether the cat flap pane was broken or not - all properly documented of course. Just think what happens when the next tenant wants a pet and you say 'no, we don't allow pets'. They will just point at the cat flap and eyeball you.

    Well that is right. Generally I try to be nice to existing tenants. I leave the squabbles till the end. Generally they have been the better sort of tenant and so asking them to pay for a new bit of glass when it is not broken is a bit hard nosed. Every time I am too soft later on it comes back to bite me somewhere sensitive.

    I too have had lots of promises about putting it right when they leave.
    I have not had any glass smash due to a cat flap. When tenants move out they get the full bond signed off if the glass is replaced. I am more than willing to get a glazier to do this for them and take it from their bond if they prefer.

    I've always agreed to tenants installing a cat flap but to be perfectly honest I find them a pain in the neck. (couldn't avoid the pun... sorry)

    I too have had lots of promises about putting it right when they leave.
    I figure if they are that genuine to put it right they should pay you the cost of a new piece of glass at the time of installing it.
    I had one flap cause lots of rain damage when it was put in a window facing the windy side of a property.
    Tell them to leave the window ajar with a cat ramp up to it.
    Good way to get a bit of air into the bathroom also.
    Often the window smashes after the wonderful promise making tenant has left. Even if the glass was broken due to new tenant stupidity they always say the glass was cracked or weakened by the flap and so that is why they should not pay.
