    Auckland infrastructure problem

    Hi All,

    Did you know Auckland has an infrastructure problem? We all know Wellington's water woes, but Auckland?

    Auckland is incredibly short of infrastructure. So short that many areas are being red-zoned by Watercare, making sites undevelopable. Some developers have been badly caught out, having paid for and been granted resource consent, only to be told by Watercare that there is no capacity and they can’t develop the site.

    Auckland Council are proposing extraordinary increases in development contributions to try and cover the cost of building new infrastructure. However, this will likely stop the building of small houses, as the increased costs will make it financially unviable for developers.

      I reckon there'll be a few investors caught short - those who have purchased a property with the intention of adding another to either the rear or front of the section.

      Does ring true of NZ - shortsightedness and lack of forward planning etc.

      Will be interesting to see how this problem is worked out.

        Unbelievable.

        We have potentially been caught, 2 development sites on the lower Northshore. Waiting to hear back.
        Fortunately we can afford to hold them for the 10 to 20 years it might take for this shambles to be sorted out.

        On the bright side, our existing rentals in the same neighborhoods should perform exceptionally well.

            Sewage from 300 new homes inWest Aucklandis going into holding tanks and being trucked to a wastewater pump station because there is no permanent wastewater infrastructure.
            Cardinal West is a 470-home development on a former dairy farm at Red Hills on the urban-rural fringe in West Auckland where 341 homes, 40 of them empty, have been built without permanent wastewater solutions.
            Instead, the new homes, selling for $850,000 to $900,000, are connected to temporary tanks at four boarded-up “tank farms” where tankers collect the wastewater and truck it to the Massey North wastewater pump station.

                This is shortsighted - and now stinky too.

                Here is a link to the info on it - that is not behind a paywall.

                "Somehow or other, there was an undertaking by the developer that he would get [wastewater systems] in place. The council said, 'OK if you don't get it in place we'll have a very temporary, holding solution, where we'd put it in big tanks and take it away in trucks.'

                "Well, that short-term solution is now ... at least a year and a half away, and it's just not good enough.

                "I hope we never have a situation again where in greenfields development the infrastructure is not in place before people are living there."

                Carter said he had not been aware of the issue until "irate" residents started complaining to Auckland Council.
