    Thoughts on leasing it to Kahui Tu Kaha

    Thoughts on investing in new apartment from a developer where they lease apartment from me to Kahui Tu Kaha for certain number of fixed years
    They will provide:

    5 years minimum of guaranteed rental return, with a further 2 rights to renewal (Totalling 15 years) minimum income of $480 weekly for 5+ years with yearly rent increases! Yield of 6.3% +

    Tenants & Tenancies already taken care of.

    Damages and repairs taken care by them

    I had a look at a 2 flat place leased to them but one was planned for family so part of the lease needed to end. That was tricky but possible eventually. The problem was that the occupiers changed a lot, as far as could see on the ground and from the website they were basically people with issues, and neighbours had little say. This was one of 2 similar adjoining, same lessee. Did not suit our situation, but if considering also consider the neighbours!
