    A requirement to have an EPC rating of C is prompting Landlords to sell up in the UK. According the Wikipedia the average home in the UK is a D rating.

    Double glazing is on the list of what can be done to get a C rating. This explanation is really good (see link below) - it says if your property is G-rated (and many are due to their age) and needs to get to C then you'll need to be spending £750 per month.

    The average rent is just £470 per month, so that is a shortfall of £280 (before other outgoings are considered) - no wonder they want out.

    What is also interesting is if your property has a high EPC, the mortgagee can get a better interest rate!

    In order to have an an EPC Rating C, a property must have between 69 and 80 points on the Standard Assessment Procedure (SAP). Property Solvers Auctions explain the new rules for rental (buy-to-let) properties.
