    New rental purchased with Meth Tenants

    So interesting one here.
    Of the 4 units, one has readings for meth at 25 which is higher than the Gluckman report at 15.
    They have been there 4 years, and 7 years at one other unit in this block which had to be renovated due to meth contamination last year.
    So no evidence, but looks clear they have kept their habit going.

    I could activate through the tenancy tribunal that they leave.
    But potentially they could say, it was the tenants 4 years before them, that did the smoking.
    I dont know, if they fight and win could be a shit fight.

    I am thinking just put rent up to market level which just happens to be a 30% increase.
    They will move on naturally, and I can do the renovation to get rid of meth then.
    I am happy with that.

    What concerns me is that I am not going to do meth remediation, and have them then keep smoking and contaminate the place again.

    But renting the property knowing the level is at 25, not sure how to get the property manager on board with that.
    I intend to just instruct them to do it.

    Ummm definitely an interesting and complex issue. Do what allows you to sleep at night - aka do the right thing!

    You need them out so you can get the property up to standard for the next tenants.

      You would instruct them to knowingly rent the property in an unsafe condition? And if they refused?

        I dont know Keys it is very tricky.
        They have been smoking Meth for a minimum of 11 years, so I dont know technically, what is worse, smoking it, or living in a house with meth residue on the walls.
        According to the Glucklam report, smoking it is way worse than second hand touching of surfaces, but I am no expert.

        There are 2 options:

        1. Let them keep smoking and contaminating my house worse than it is, and their health is unsafe just as it always was.

        2. Kick them out in 7 days for smoking meth, and they move to a new rental and smoke meth there.

        Both options there are unsafe.

        The problem with option 2 is that the rental market in this town is so tight, they will be out on the street with no where to live.

        Is that less safe ??

            In my humble opinion, your first step should be issuing a rent increase notice to market rent. I would do it right away, today.
            Its often difficult to determine exactly what market rent is, if you get my drift.

              They’ve been there 11 years - so won’t they just go with cap in hand to social services and get them to pay the rent increase - whatever it is? What happens next if SS pay it? If you say you’re renovating they may get put up in a motel on the taxpayer until your freshly renovated property is ready for them.
