recently helped a friend advertised a cbd studio apartment 35m2 fully furnished, received hand full of queries and tenanted within a week at $385pw
also saw a recently sale size 33m2 same building $370k, about 4% yield

You may find many average prices for a one beddy often include power & water , many of them do and the bonds center have no indication if that is included in the rent or not.
A 1 bedroom flat in Central East Auckland has a current median rent of $470 with an upper quartile of $600!!:

if councils all over the country
want to address the homeless + housing problems
esp. for people with "complex needs"
they need to allow the construction of lots + lots of cheap box
better compact and affordable flats
than large and unaffordable townhouses, or cars, garages + caravans
as a nation we just can't afford gold plated solutions on our poor productivity
