    Manurewa vs Henderson

    Hi folks, quick question:
    All else being equal (house/price/yield), which would be a better area to invest in for medium-longterm growth, Manurewa or Henderson?
    Or are they both similar?

    Appreciate your thoughts.

    My gut feeling would be Henderson by a lot. More shopping and transport infrastructure projects going on out West.

      I grew up in Manurewa, and sorry to say, I'd choose Henderson too

        Many people are betting on Henderson and you'll see that reflected in the prices. I went with South Auckland instead. It just makes more sense for rental yield to me.

          So it seems if you can buy well in Henderson, go there. But you've got a better chance of finding something with decent yield in Manurewa. Yeah?
          i.e. in a case of apples for apples, west is best.

            We have had great buys in Manurewa with excellent yields.

            I would recommend you go for the property that gives you the better yields.

              I have bought in Manurewa 2008 thru 2013, but find it too expensive now for long-term holds.

                    Yes, I'm starting out looking for yield too.
                    Which areas are you now looking, out of interest? Still in Auckland? or are you no longer looking?

                        Ah, I've thought about places out there and looked at a couple online that seemed like decent yield, but wasn't sure that the capital increase ripple would be sustained that far out.
                        Where did you see the council's high growth tag?

                          Somewhere on the Auckland Council website there is a diagramatic representation of the expected growth in the various Auckland areas.

                              I am no expert on anything but my thinking is that, geologically west is a dead-end for any further land development, because it's the sea. But development can continue on south till Wellington (lol), and being in south you can travel all directions.
