    Moving house on section to rear

    Hi Guys

    Just wondering if anyone has had any experience with regards to moving a house around on the same section.

    Looking at options at the moment where a house was built smack bang in the middle of a 1100m2 section making it very hard to build anything else.

    Just looking at the actual cost from the truck companies at the moment as I have a ball park figure to work with, with regards to subdivision, plumbing, electrical etc.

    So you could move the house get two titles and then move a house onto the front (or build) or sell the section. Lots of options for you. It's done quite a lot here in Kapiti where there are still full sections with small houses on them.

    I've not done it myself yet.

      According to their websites, it costs from $30K to move a house 50-100km including standard foundations. I'd expect a bit of a discount if it was staying on the same site.

      But the best way to find out is to ask them!

        I've been quoted around $100k (for Auckland), more if I wanted a basement. I haven't got around to that stage yet.

          It depends on the access for the final cost but imo you would want to budget at least 15K. I recently did one in AK, quoted 12K on the phone as an estimate site unseen. Final quotes ranged from 22-30 but it wasn't a simple move, went back, then forward, then up then down onto its piles, plus we did all the sub floor framing inc piles, bearers and joists. so maybe 20K more realistic

            Did you need resource consent? What about reconnecting the water and electricity mains? Did you the foundation etc yourself?

            Now I'm thinking why the quote for me is so high, but I did ask a few companies.

              yep, you need resource consent, in my case this was only for the cost of moving the house so power, drainage, plumbing, gas etc all extra. 100K including the cost of the subdivision and moving the house sounds a bit light to me. Yep we did the foundations and sub floor but this is restricted building work so youll need an LBP to be involved

                Some friends moved their house which was on a diagonal on their site in Auckland, then subdivided. Was about $25k to move it including piles, and 130k to subdivide including council consents

                  Doing it now. Truck companies quote 30-40k for the shift from another site. Subdivision would likely to cost 20-40k in Rotorua

                    Subdivision and development contributions are separate.

                    The quotes were for consent to relocate, foundations and reconnecting the mains. Does that sound right?

                      Ask a crane company if they can lift and shift. Much cheaper. Old wooden houses are not that heavy. You could be surprised. The truckies know how ti charge.
