What sort of rrents are we talking about at the moment for bog standard 3 bedroom houses in South Auckland (Manurewa say).
PLUS converted double garages.
Into "Recreational" area's - lined and carpeted, and say divided into 2 area's.
I have heard a lot of talk from the coal face, and actual rental assesments, that rent can go from say $320 to $340 per week to something like $410 to $430 per week.
This uncertainty is causing havoc on my yield calculations.
With possible yield ranging from 7% to 9.5%
