Totally agree. I doubt it would have much effect on long term rates. Very hard to see 5 years fixed at 5.95% again like it was a few weeks back. Thats a 150 basis point drop required to bring it back to that figure with most banks. I regret my fianancier fixing my propertys at 5.99% in feb for 6 months, fully should have gone 6.49% for 5 years!
