      In some Ozzie states and in the UK you can have your agreement "gazumped" by a better offer right up to settlement day. It's like having an unconditional S&P but the vendors are allowed to take a better offer whenever they like.

        Dean's right in his description of gazumping, but I have never heard of it happening to someone. Afaik "anti-gazumping" laws are now in place in most (all?) Australian states and territories.

        Still, the niave, the stupid, and the downright stingy (eg. too cheap to pay for a lawyer) will always be ar risk.

        But then as Einstein once said - only two things are infinite, the universe and human stupidity, and I'm not sure about the former.

              If the universe is expanding it must have an end position or boundary line, so how can it be infinite?

                If the universe isn't expanding, it may not have an end position or boundary line.....so it may well be infinite.

                You started your sentnce with an "if", and then ended your question like it wasn't there.

                    Hello spaceman,

                    Agreed, my question was conditional, but it was also rhetorical.

                    I do not know exactly when Einstein made that comment, but if he made it before Mr Hubble made his discoveries, as he may well have done, then the error in his, Einstein's, statement is excusable.

                          Gazumping is alive and well

                          To add my own personal experience from London, I was gazumped on two properties before the third deal went through successfully.

                          The process of buying property in the UK is archaic and slow, and a money waster as surveys need to be done before signed documents are exchanged, and the seller can choose to accept a better offer or even just ignore you at any time.
