  • 2007 Capital Growth

    Hi Gang,
    Who would care to make a prediction for capital growth for the coming year ?

    As of a new deal settled yesterday I now owe the bank just over a million dollars - which is taking some mind adjustment !

    Equity is around 18% so am reasonably comfortable of my position - anyway I would love to hear some predictions of what sort of capital gains people are expecting in the coming year ?

    (hopefully positive predictions to bolster my confidence haha!)

    Incidentally my properties are all Auckland central.

    Don't worry mate I've got my initials on over $4 million.
    As for capital growth spots and amounts - oh for a crystal ball.

      My feeling is that if house prices keep going up, then we are more likely to see some sort of 'correction'. But in the short term my guess is steady price growth will prevail.

        Given the immigration figures and low unemployment I predict 2007 will be more of the same. 7 to 10% in main centres. I actually think the effect of theboomers is biting early and we may not see a slump at all. I am expecting one but it is looking less and less likely as 2010 approaches. Imagine what the market would be like if interest rates had come down to where we all thought they would be :-)

          As the old saw goes .... If you owe the bank $1,000 you have problems, If you owe them $1,000,000 THEY have a problem.

          My guess is Auckland cap gains will be around 10% for 2007.

              I'm for no growth, or a slight correction. Most likely an invisible correction where certain chaps sit around and rub their hands together because prices are still rising in nominal terms, not realising that in real (inflation adjusted) terms they are falling.

              There is no rational basis for an increase in prices regardless of immigration the value to wage ratio is just too high. If it gets higher I think there will be a correction.
